Q1: How long does interior construction take?

>> It depends on the size, design, interior grade, and the existing condition of the property you are signing a contract for.

Office size: 2000 sq. ft., new property in skeleton state
On average, construction will take about one to one and a half months.
However, this will vary greatly depending on the situation on site, so a site survey is always required.


Q2: When should I start searching for a property?

>> Count backwards from the termination date of the existing contract, then you may know the time to start.

Last day to move out of existing office: October 30
– Inspection and approval for the reinstatement by the management office: October 29
– Reinstatement work: September 29th to October 28th (approximately one month)
– Start of work in new office: September 29th
– Moving in and setting up PCs, etc.: September 27th and 28th
– Completion and handover of new office decoration: September 26th
– Decoration work period (in the case of one month): August 25th to September 25th
– Preparation period for deposit payment, etc.: August 11th to 25th
– Application for Decoration Work to building management office: August 10th (approximately two weeks needed for the approval by building management office)
– Meeting regarding interior design : Late June to August 10th
Including preparation of layout, design and material
– Property selection and decision: Late June
Property search starts (estimated to take about 3 months) April to June

* The time required for interior construction varies depending on the size and condition of the property, E & M condition, layout, design and the interior grade.
* The conditions for reinstatement vary greatly from building to building, so the above example is the average time required for an office of this size.
* This does not apply if there are long holidays such as the New Year’s holidays or the Chinese New Year.
*You should also take into consideration the time it takes for getting approval from head office.


Q3: Property with interior decoration or skeleton property? Which is better?

>> Each has its own advantages and disadvantages.

A property with interior decoration can be said to have advantages if it matches your company’s desired layout, design, number of staff, and socket locations. However, if you cannot move in completely as is, such as the socket location does not match, the wall of the room that already has it needs to be removed, or the existing layout does not fit the furniture you want to bring in, renovation work will naturally be required. As a result, there are many cases where the interior decoration costs more than if they had rented a skeleton state. It really depends on the situation.


Q4: I’m downsizing my office, but I’m worried about whether the furniture I’m bringing will fit.
